Bathroom resealing in Ansty

Bathroom resealing in Ansty

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on sinks & splashbacks, wet rooms and baths, and common reasons people get in touch are lumpy, uneven sealant from a DIY attempt and two layers of silicone, both failing.

Around Ansty, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

There’s a 12-month guarantee on every job.

Different surfaces, different methods

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes half a day or less for one room, longer when the kitchen is included from start to finish. Somewhere like Ansty needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Advice

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Not at all. The area is protected while we work and cleaned up afterwards.

When to call us in Ansty

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Keep an eye out for any of the following:

  • Leaks into the floor or ceiling below
  • Failed sealant on the screen profile
  • Two layers of silicone, both failing
  • Shrunken sealant along the back of a worktop

In the older streets around St John the Evangelist, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Haywards Heath station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Warden Park School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What sealant work can’t fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • A leaking waste, trap or valve
  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Wipe up water along the back of the worktop
  • Keep scourers and sharp tools away from the bead
  • Give the silicone its full cure time
  • Squeegee the walls and tray after use

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
