Bathroom & kitchen resealing in Abbotsford, West Sussex

Professional bathroom resealing in and around Abbotsford, with old sealant always removed completely and a one-year guarantee.

Trusted bathroom resealing in Abbotsford

Different surfaces, different methods

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Bathroom resealing for homes and businesses in Abbotsford

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you are dealing with smears of silicone across the tiles and black mould in the silicone that won’t clean off, we can help, whatever the surface.

In a village or hamlet like Abbotsford, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

Bathrooms and kitchens in Abbotsford

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Managing a site like St Paul's Catholic College? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St Edward the Confessor, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Wivelsfield station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Abbotsford questions

Do you cover smaller places like Abbotsford?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Abbotsford in your area for bathroom resealing?

Yes, Abbotsford is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or drop us an email.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

How long will the resealing take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Is white the only colour available?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Why act early in Abbotsford

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. Where a wall is exposed, as many are in small places like Abbotsford, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why us?

  • Over 20 years’ experience
  • Fully insured
  • A sealant colour to suit the surroundings
  • Domestic, commercial and hotel work

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It’s based on:

  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • When we can work, for business premises
  • The size of the job

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • The problem you’ve noticed
  • The type of property
  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work

Every job is quoted individually, so the first step is telling us about yours. Just ring 0345 464 0079 or email us with the details.

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes half a day or less for one room, longer when the kitchen is included, including the tidy-up. For a village or hamlet like Abbotsford, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Before we arrive

  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints

Looking after it afterwards

So the new joints stay in good condition:

  • Keep an eye on the corners, where splits start
  • Stick to a soft cloth and a mild cleaner
  • Dry worktop joints after washing up
  • Keep scourers and sharp tools away from the bead

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
