Bathroom resealing in Cocking, done properly
Across Cocking, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for mouldy sealant that has gone black and water escaping at the shower enclosure, across shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands.
Around Cocking, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
We stand behind the work with a 12-month guarantee.

How it works
There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes half a day or less for one room, longer when the kitchen is included from start to finish. Somewhere as small as Cocking, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Let us know about stairs, lifts or work at height

Advice
Cocking questions
Is there a guarantee on bathroom resealing in Cocking?
All our work, in Cocking and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you cover Cocking for bathroom resealing?
Yes, Cocking is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear quote.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Can new silicone go straight over the old?
No, never. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. To get one, ring 0345 464 0079 or send us an email and tell us what needs doing and where.
What information do you need?
A short description and the location, plus photos if you have them. If we need more, we will ask.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The size of the job
- Any mould that needs treating
- Any working-time requirements on site
- The product the joint needs
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.
Helping us quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- Roughly how big the job is
- If someone has resealed it before
Asking for a quote is easy: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we will take it from there.
Work for landlords, hotels and businesses
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.
Landlords and letting agents in Cocking can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
When something else is needed
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- A cracked shower tray or bath (that needs repair or replacement)
- A tray that rocks until it’s re-bedded
- Damage behind the tiles that needs a tiler
Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before booking.

How the job changes by surface
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Bathrooms and kitchens in Cocking
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
If you live in an older home near St Catherine of Siena Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. In and around Cocking, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Why it’s worth doing now in Cocking
You do not need a new bathroom because the sealant looks bad. Replacing the joint is generally all it takes. If we find a deeper problem, you’ll hear it from us. Where a wall is exposed, as many are in small places like Cocking, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
