Bathroom resealing in Selham
Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. Just ring 0345 464 0079 or email us with a photo of the joints, and we’ll send you a clear quote before any work starts. We work on baths, kitchen worktops & upstands and basins & vanity units, and people most often call us about new sealant laid over old sealant that is now lifting and gaps where the bath or tray has moved.
Being in a small place like Selham makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Your questions about bathroom resealing in Selham
Do you cover smaller places like Selham?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is there a guarantee on bathroom resealing in Selham?
All our work, in Selham and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Is white the only colour available?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Where are you based?
Our base is Crawley. We work across South East England, London and Scotland.
Is there any odour?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
When to call us in Selham
Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
The most common problems we see are:
- Gaps where the bath or tray has moved
- A reseal done over the top of the old bead
- Mouldy sealant that has gone black
- Water escaping at the shower enclosure
For an older house near a landmark such as Church of St James, walls and floors in older homes can move, and sealant and grout show it first.
Questions to ask before you book
- What insurance they hold
- What the cure time is
- What the quote includes, VAT included or not
- The length of the guarantee
How the visit works
When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere as small as Selham, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Mention any tricky access
- Let us know if you’ve seen damp or leaks
How to get a quote
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, call 0345 464 0079 or email us.
Advice
When something else is needed
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Damage behind the tiles that needs a tiler
- A tray that rocks until it’s re-bedded
- Water coming from the plumbing rather than the joint
If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

Surface by surface
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
Why it’s worth doing now in Selham
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. Where a wall is exposed, as many are in small places like Selham, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Why book with us
- Neat joints and a tidy finish
- Arbo and Everbuild products
- White, clear, grey or another colour, product permitting
- 20+ years of sealant experience
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Keep an eye on the corners, where splits start
- Open a window or run the fan so the room dries
- Don’t let bottles sit on the bead
- Wipe the sealant dry after showering
Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
