Common problems we fix in Kingston Gorse
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
These are the problems we’re asked about most:
- Smears of silicone across the tiles
- Gaps between the worktop and the wall
- Sealant that has split, shrunk or peeled away
- Gaps where the bath or tray has moved
For site and facilities teams at buildings such as Ferring CofE Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Kingston Gorse. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Common call-outs are for damp behind the bath or under the tray and a reseal done over the top of the old bead, across shower trays & enclosures, wet rooms and basins & vanity units.
Somewhere as small as Kingston Gorse, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What happens on the day
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen from start to finish. Somewhere like Kingston Gorse needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.
Preparing for the visit
- Keep children and pets away from the work area
- Let us know about parking restrictions
- Tell us about any previous sealing or DIY attempts

Related advice
Keeping the joints in good condition
Looking after new joints is easy:
- Give the silicone its full cure time
- Check the joints every few months for splits or lifting
- Keep the fan on for a while after bathing
- Wipe up water along the back of the worktop
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- A cracked shower tray or bath (that needs repair or replacement)
- Damage behind the tiles that needs a tiler
- Movement from a bath with loose feet or no proper support
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

What the job involves on each surface
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and if the tray needs refixing, we will say so.
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Bathroom resealing in Kingston Gorse: local notes
Kingston Gorse is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For an older house near a landmark such as St Andrew's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Goring-By-Sea station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
