About our remedial sealant in Kingston Gorse

A joint that keeps failing usually has a reason. Movement, the wrong product or a leak from somewhere else will beat any new bead. Finding that cause comes before any new sealant. Common call-outs are for floor or wall movement joints that have failed and dark patches showing through the sealant, on botched or over-sealed joints, shrunken worktop sealant and leaking tray & enclosure joints.

Being in a small place like Kingston Gorse makes no difference to the job itself: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

Big or small, you get the same one-year guarantee.

What affects the quote in Kingston Gorse

Call for a quick quote. What matters most is:

  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • How we’d reach the joints
  • Where the job is, and your postcode
  • Roughly how big the job is
  • Photos by email, if that’s easy

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or send us an email.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Surface by surface

Movement & expansion joints

Some movement joints have been filled with mortar or grout. Where it can be raked out, we replace it with flexible sealant.

Over-sealed & botched joints

Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, then reseal neatly.

When it isn’t the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Older mastics that may need an asbestos check before removal
  • Cracks in the fitting rather than the joint
  • A tray or worktop that needs refixing first

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before you book.

What we seal

  • Mouldy bath & shower sealant
  • Expansion joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Failed movement joints

Looking after it afterwards

So the new joints stay in good condition:

  • Check trays and worktops don’t move
  • Keep an eye on the ceiling below the bathroom
  • Find out why the sealant failed first
  • Keep movement joints clear of mortar and paint

If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

Remedial sealant in Kingston Gorse: local notes

Kingston Gorse is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you live in an older home near St Andrew's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Goring-By-Sea station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. If you look after a building such as Ferring CofE Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why deal with it now?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. Around Kingston Gorse, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Why us?

  • White, clear, grey or coloured to suit, where the product allows
  • Approved under the ARBOMaster scheme

The process

On the day, we look over the joints with you first. We protect the surfaces around the joints before we start. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere as small as Kingston Gorse, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Clear the area around the work
  • Mention any tricky access
  • Mention if the joints have been sealed before
