Remedial sealant & repairs in Worthing, West Sussex
Professional remedial sealant in and around Worthing, with old sealant always removed completely and a 12-month guarantee.
- Smears and lumps from a botched reseal
- Repeat leaks from the same joint
- Mould trapped under a layer of silicone
Why act early in Worthing
Remedial work takes longer than a straight reseal, but not by much: the work takes a few hours for most joints, depending on how much old sealant has to come out. It’s far less disruption than resealing the same joint again and again. Busy buildings in Worthing, from hotels to offices, cannot afford rooms out of use for leaks or mould, so it pays to replace failing joints before they get that far.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

About our remedial sealant in Worthing
Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and remedial work carries our 12-month guarantee. If you have sealant that came away because the surface wasn’t prepared and over-sealed joints coming away, we can put it right, whatever the surface.
Alongside its houses and flats, Worthing has offices, shops and places to stay, and their washrooms and staff kitchens need the same attention as any home. The work is the same in both: old material out, joints cleaned and dried, and a fresh, even finish.
Your job is guaranteed for a year, as with all our work.

Signs you need remedial sealant in Worthing
Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.
If you can see any of these, it’s time to have the joints looked at:
- Movement joints that have split or pulled away
- Leaks that keep coming back after resealing
- Thick, messy sealant smeared over tiles
- Caulk or the wrong sealant used in a wet area
Managing a site like Durrington High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

What the job involves on each surface
Movement & expansion joints
Joints filled with mortar, grout or rigid filler cannot move. Where it can be raked out, we replace it with flexible sealant.
Over-sealed & botched joints
A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.
The process
There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes a few hours for most joints, depending on how much old sealant has to come out in most cases. In Worthing, we work in everything from flats and family homes to offices and hotels. For each, it helps to know about access, parking and where the joints are.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Before we arrive
- On commercial sites, let us know about site rules
- Mention any parking rules near the property
- Clear the area around the work

Related advice
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Never fill a movement joint with mortar or grout
- Find out why the sealant failed first
- Don’t add new sealant on top of old
- Look for stains below bathrooms now and then
Give the new sealant its full cure time: follow the cure time we give you.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Worthing homes and their sealant
Worthing is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Worthing. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
For landlords with property near West Worthing station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. For an older house near a landmark such as St Andrew's Church, older homes can move a little, which is hard on rigid grout and tired sealant.
