Sealant work in BN14

Our bathroom resealing service in BN14

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you ring 0345 464 0079 or send us an email, and we will give you a clear price before any work starts. We are often asked to deal with leaking joints on a shower screen and a reseal done over the top of the old bead, across basins & vanity units, sinks & splashbacks and kitchen worktops & upstands.

Before we leave, we go over the finished joints with you. The visit itself normally takes a morning or an afternoon for most single baths and showers, depending on the amount of work.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Bathroom resealing across BN14: local notes

Our bathroom resealing work across BN14 covers homes, rentals and businesses, from Worthing, Broadwater and Salvington to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials. Coastal guest houses and holiday lets in BN14 can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.

Broadwater: If you live in an older home near St. Mary's Church, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Worthing station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

For landlords and businesses

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Keep the fan on for a while after bathing
  • Wipe up water along the back of the worktop
  • Wait for the cure time we give you
  • Clean with a mild bathroom cleaner and a soft cloth

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

When something else is needed

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • A bath or tray that moves because it is not properly supported
  • Failed grout lines across the wall
  • A tray or bath that is cracked through

Surface by surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Your questions about bathroom resealing in BN14

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Is the work guaranteed?

Yes. Our 12-month guarantee covers every job, and we’re ARBOMaster approved applicators.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Is it OK to put new sealant on top of the old bead?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
