Bathroom resealing in BN15: how it works
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on baths, basins & vanity units and sinks & splashbacks, and people most often call us about two layers of silicone, both failing and sealant that has split, shrunk or peeled away.
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, usually after around 24 hours.
What you will pay

Bathroom resealing across BN15: local notes
Across BN15, from Shoreham-by-Sea, Lancing and Sompting outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in BN15. Along the coast in BN15, window and wall joints facing the sea take the brunt of the weather, and that’s where sealant usually gives up first. Good preparation and the right sealant help it cope.
Lancing: Schools such as The Globe Primary Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St. Michael & All Angels, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Give the silicone its full cure time
- Stick to a soft cloth and a mild cleaner
- Dry worktop joints after washing up
- Open a window or run the fan so the room dries
Don’t stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
Landlord and commercial work in BN15
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.
Different surfaces, different methods
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not stretched when it’s used.
What affects the cost of bathroom resealing
You’ll get a clear quote before any work starts. It takes into account:
- The product the joint needs
- Access and height
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
Helping us quote
To help us quote quickly, please include:
- The type of property
- Roughly how big the job is
- The problem you’ve noticed
- If someone has resealed it before
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or send us an email.
Why deal with it now?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later.
What your quote should include
- Who turns up on the day
- Is VAT in the price?
- What preparation is included
- What product goes in the joint
Your questions about bathroom resealing in BN15
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
What colours of sealant can you use?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you cover BN15?
Yes. We cover BN15, as part of our work across South East England, London and Scotland. For a quote, call 0345 464 0079 or email us.
