Our bathroom resealing service in BN12
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for cracked, shrunken or lifting silicone and black spots spreading through the bead, across baths, basins & vanity units and kitchen worktops & upstands.
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a couple of hours for a single bath or shower.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.

What’s near Ferring
We work in homes and buildings around Chatsmore Catholic High School, St Andrew's Church and Ferring CofE Primary School, among other places. Ferring’s nearest station is Goring-By-Sea station, roughly 0.9 miles north-east. Nearby you’ll also find Rustington Museum (2.4 miles west) and Old Castle (2.6 miles north-east). Open spaces near Ferring include Highdown Hill.
Bathrooms and kitchens across BN12
Homes across BN12 range from older properties to new builds, with plenty of rented property in places like Worthing, Durrington and East Preston. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in BN12, surfaces are cleaned back properly before new sealant goes in. Along the coast in BN12, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.
Ferring: Schools such as Ferring CofE Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to St Andrew's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
For landlords and businesses
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Why deal with it now?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.
Questions to ask before booking
- Which sealant they’ll use, and why
- How hidden problems are handled
- Whether you can choose the colour
- What the cure time is
Signs you need bathroom resealing
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
Look out for any of the following:
- A bead that has pulled away from the tiles
- A joint torn by a bath that flexes
- Mouldy sealant that has gone black
- Two layers of silicone, both failing
When something else is needed
We won’t take on work that won’t last, so here’s what sealant cannot put right:
- Cracks in the tray itself rather than the joint
- Water getting in through the grout rather than the sealant
- Movement from a bath with loose feet or no proper support
Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Dry worktop joints after washing up
- Keep scourers and sharp tools away from the bead
- Give the silicone its full cure time
- Look for lifting corners and small gaps now and then
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Your questions about bathroom resealing in BN12
Do you reseal kitchen worktops and sinks too?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
Can mouldy silicone be sorted out?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
What information do you need?
