External mastic for homes and businesses in Ferring
Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. Common call-outs are for sealant that has lost its bond to the brick or render and leaking joints around cladding and façade panels, across concrete & block, render & cladding joints and copings & trims.
Homes around Ferring range from older cottages to newer houses, with walls and rooflines of every type. Older gutters and trims need their joints resealed; newer brick and render need their movement joints kept sound.
Our work is backed for twelve months, in Ferring and everywhere else we cover.

The process
You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes anything from a few hours to several days, depending on the building for a typical job. Parking around Ferring is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.

Advice
For landlords and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What external mastic looks like in Ferring
Ferring is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Historic houses like Ecclesden Manor (about 1.6 miles north-west) are a reminder that the area around Ferring has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.
If you look after a building such as Ferring CofE Primary School, its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near Goring-By-Sea station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Clear growth from the base of walls and joints
- Ask before painting over external sealant
- Have failed joints looked at early
- Make sure movement joints are not pointed over
Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.
What the job involves on each surface
Concrete and blockwork
Big joints in concrete need careful depth control. We size the backing rod to the gap.
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod.

When to call us in Ferring
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.
If you can see any of these, it’s time to have the joints looked at:
- Brick movement joints where the sealant has split
- Sealant that has lost its bond to the brick or render
- Old sealant gone brittle and cracked
- Failed sealant between panels on a façade
If you live in an older home near St Andrew's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
Questions to ask before you book
- How hidden problems are handled
- How long the guarantee is
- Whether all the old sealant comes out first
- What the quote includes, VAT included or not
When something else is needed
We’ll always be straight with you, so here’s what new sealant won’t do:
- Loose or hollow render, which needs re-rendering
- Subsidence or other structural problems
- Walls that need new movement joints cut into them
If in doubt, phone 0345 464 0079 or email us and we will say what we think.

Ferring questions
Is external mastic in a coastal place like Ferring any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.
Do you work for landlords with property near Goring-By-Sea station?
Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or email us with the details for a clear quote.
How long does external mastic last?
There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Every job carries our one-year guarantee.
Do you work at height?
That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we’ll confirm what’s needed.
Do you seal joints where cladding meets other materials?
Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. The sealant is matched to both sides.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us and we are fully insured.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
