How external mastic works in West Sussex
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing, and we don’t skip that step. Common call-outs are for old sealant gone brittle and cracked and damp patches traced to an open external joint, on brickwork movement joints, façade panels and concrete & block.
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.

Outside joints across West Sussex
Our external mastic work across West Sussex covers homes, blocks and business premises, in Crawley, Horsham and Worthing and well beyond. Outside joints can only be sealed when they’re dry, so the work is planned around the weather.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in West Sussex. Along the coast in West Sussex, window and wall joints facing the sea take the brunt of the weather, and that is where sealant usually gives up first. The right product and careful preparation help it last.
Crawley: For site and facilities teams at buildings such as Three Bridges Junior School, its movement joints, gutters and trims need looking after like any other building’s. If you live in an older home near Friary Church of St Francis and St Anthony, older walls, gutters and the joints where extensions meet them need a flexible sealant.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Check external joints each spring
- Never let anyone fill a movement joint with mortar
- Get split or bare joints resealed while the damage is small
- Keep high-pressure jets off the joints
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
Act while the splits are small. Then it’s a straightforward cut-out and reseal before water has had years to get in.
Why act early?
Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing.
Questions to ask before you book
- Whether you can choose the colour
- What insurance they hold
- How much experience the applicator has
- What happens if they find a problem under the old sealant
Common problems we fix in West Sussex
The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, so it pulls away from the edges.
If you can see any of these, it’s time to have the joints looked at:
- Rigid filler in a joint that should flex
- Weathered mastic that no longer stretches
- Water getting into walls through failed joints
- Weeds or debris growing in open joints
Surface by surface
Render joints
Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap and keep the sealant to the right depth.
When it isn’t the sealant
In fairness, there are a few things sealant will not fix:
- Cracked brickwork or render that needs a builder or plasterer
- Subsidence or other structural problems
- Rising or penetrating damp from elsewhere in the wall
Your questions about external mastic in West Sussex
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
How do you reach high-level joints?
It depends on the building. We work on joints that can be reached safely. Tell us about the building and we’ll confirm what access is needed.
Can a movement joint be filled with mortar?
No. Rigid materials cannot move with the wall and the joint fails. Where a joint has been mortared, it can often be raked out and sealed properly.
How often do external joints need resealing?
That varies with the weather the wall faces, how much it moves and the sealant used. Sealant is a maintenance item, so check the joints once a year and renew it when it starts to fail.
How long does the job take?
That depends on how much there is to do, but as a guide it takes anything from a few hours to several days, depending on the building. We’ll tell you when we quote.
Are you insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
