How bathroom resealing works in RH12
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across RH12. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. Common call-outs are for a joint torn by a bath that flexes and shrunken sealant along the back of a worktop, on baths, wet rooms and sinks & splashbacks.
When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. Most jobs take a couple of hours for a single bath or shower.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
What affects the price in RH12
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
What you get with us
- Domestic, commercial and hotel work
- White, clear, grey or another colour, product permitting
- A 12-month guarantee on all work
- Sealant colour chosen to suit

Local landmarks in Horsham
Around Horsham, our work takes us to homes and buildings near Millais School, Hope Chapel and Kingslea Primary School. You’ll also find Bohunt Horsham (under half a mile north), Brewhouse & Kitchen pub (within half a mile south-west) and Warnham Park (1.5 miles north-west). There’s a railway station in Horsham itself: Horsham station. A little further out are Christs Hospital School Museum (2.4 miles south-west) and Horsham Hospital (within half a mile north-west). Not far away are Warnham LNR.
Bathrooms and kitchens across RH12
RH12 has homes of every age, old and new, and in places like Crawley, Horsham and Bewbush there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.
Horsham: Rented homes near Horsham station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Hope Chapel include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- Any mould that needs treating
- The size of the job
- When we can work, for business premises
- Whether the work is at height
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.
Helping us quote
When you contact us, these details help:
- The type of property
- The rough size of the job
- Any access issues, like height or stairs
- Photos by email, if that’s easy
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Squeegee the walls and tray after use
- Do not leave water standing on kitchen joints
- Keep bottles off the sealant line
- Use gentle cleaners on the silicone
In a kitchen, do not let water sit along the back of the worktop. A dry joint lasts longer.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.
What sealant work cannot fix
Before you book, it’s worth knowing the limits too:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Tiles that have come away from the wall
- Cracks in the tray itself rather than the joint
Your questions about bathroom resealing in RH12
Do you work for letting agents?
Yes, we do. We work in homes, commercial premises and hotels.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Is white the only colour available?
You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do you reseal kitchen worktops and sinks too?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
