Bathroom resealing for homes and businesses in Roffey

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Roffey. We’re fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. If you are dealing with sealant that has split, shrunk or peeled away and black mould in the silicone that won’t clean off, we can help.

Homes around Roffey range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Bathroom resealing in Roffey: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you live in an older home near All Saints Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as Northolmes Junior School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Roffey is about 1 mile north-east of Horsham, in West Sussex. Wherever you are in the RH12 postcode area, our applicators can take on bathroom resealing. Across West Sussex, we cover 371 places, and Roffey is one of them.

Work in RH12 and RH13 works the same way as everywhere else we cover. Local streets include Innes Road, Agate Lane and Manor Road. If you are just outside Roffey, we cover Mannings Heath (2 miles south), Faygate (2 miles north-east), Colgate (2 miles east), Monk's Gate (3 miles south) and Kilnwood Vale (3 miles north-east). Your questions about bathroom resealing in Roffey

Is Roffey in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Roffey is part of that. You can phone 0345 464 0079 or email us and let us know what needs doing.

Do you cover smaller places like Roffey?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

How long will the resealing take?

One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.

What we are called out for in Roffey

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

Signs it’s time to call us include:

  • A joint torn by a bath that flexes
  • Leaking joints on a shower screen
  • Water getting behind the bath panel
  • Shrunken sealant along the back of a worktop

For landlords with property near Littlehaven station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Before booking anyone

  • Are they insured?

What we can’t put right

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it isn’t properly supported
  • Failed grout lines across the wall

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before booking.

What we seal

  • Shower trays & enclosures
  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Leave it or put it right?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. In a smaller place like Roffey, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, call 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

The process

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a couple of hours for a single bath or shower in most cases. For a job in Roffey, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

Preparing for the visit
