How bathroom resealing works in RH20
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across RH20. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Common call-outs are for black spots spreading through the bead and water getting behind the kitchen upstand, across baths, kitchen worktops & upstands and shower trays & enclosures.
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a morning or an afternoon for most single baths and showers.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.

Where we work in RH20
Our bathroom resealing work across RH20 covers homes, rentals and businesses, from Horsham, Storrington and West Chiltington Common to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in RH20, surfaces are cleaned back properly before new sealant goes in.
Storrington: Managing a site like Storrington Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around The Parish Church of St Mary the Virgin, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Work for landlords, hotels and businesses
If you manage several properties in or around RH20, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
What we’re called out for in RH20
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
Signs it’s time to call us include:
- A joint torn by a bath that flexes
- Gaps between the worktop and the wall
- Leaks into the floor or ceiling below
- Black spots spreading through the bead
DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
How to look after the new joints
To keep the joints looking good and working properly:
- Avoid abrasive pads on the sealant
- Open a window or run the fan so the room dries
- Keep bottles off the sealant line
- Keep an eye on the corners, where splits start
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
What happens if it’s left?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.
What your quote should include
- How the joint is cleaned and prepared
- The length of the guarantee
- Whether VAT is included
- What happens if they find a problem under the old sealant
RH20: your questions answered
Are you insured?
Yes. We are fully insured for every job we do.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
How do I get a quote for bathroom resealing in RH20?
We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s generally around 24 hours. Using it sooner can damage the bead.
