Bathroom & kitchen resealing in Bedham, West Sussex
Problem with your baths, showers and worktops in Bedham? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Failed sealant on the screen profile
- Smears of silicone across the tiles
- New sealant laid over old sealant that is now lifting
Bathroom resealing in Bedham
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you have water getting behind the bath panel and a messy, uneven bead from a previous reseal, we can help.
Homes around Bedham are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.
There’s a 12-month guarantee on every job.

Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Why it’s worth doing now in Bedham
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. Where a wall is exposed, as many are in small places like Bedham, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Different surfaces, different methods
Baths
Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.
Wet rooms
Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Cracks in the tray itself rather than the joint
- Water coming from the plumbing rather than the joint
- Failed grout lines across the wall

Bedham questions
Do you work for landlords with property near Pulborough station?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can ring 0345 464 0079 or email us with the details for a clear quote.
Will you come out to Bedham?
Yes, Bedham is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Where are you based?
We work from Crawley. We cover Bedham and the rest of West Sussex, along with the rest of our area.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Can you reseal around my kitchen sink and worktop?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Can you just seal over the old silicone?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
The process
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a small place like Bedham, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts
- Clear the area around the work

Advice
What we are called out for in Bedham
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
Signs it’s time to call us include:
- A bead that has pulled away from the tiles
- Black spots spreading through the bead
- Leaking joints on a shower screen
- Damp behind the bath or under the tray
For landlords with property near Pulborough station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Bathroom resealing around Bedham
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For site and facilities teams at buildings such as Fittleworth CofE Village School, we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around The Parish Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
