What happens if it’s left?

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it. In a small place like Washington, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Bathroom resealing in Washington, done properly

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Typical jobs include mouldy sealant that has gone black and a messy, uneven bead from a previous reseal, across basins & vanity units, shower trays & enclosures and wet rooms.

Being in a small place like Washington makes no difference to the job itself: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

There’s a 12-month guarantee on every job, whatever its size.

What the job involves on each surface

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

What we cannot put right

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Damage behind the tiles that needs a tiler
  • Failed grout lines across the wall
  • Movement from a bath with loose feet or no proper support

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think.

What we seal

  • Wet rooms
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Basins & vanity units
  • Kitchen worktops & upstands

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a couple of hours for a single bath or shower, including the tidy-up. In a small place like Washington, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can
  • For business premises, tell us about site rules or sign-in

Your questions about bathroom resealing in Washington

What guarantee comes with bathroom resealing in Washington?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Washington?

Yes, Washington is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

When can I use the bath or shower again?

Normally after around 24 hours. You will get the exact cure time before we leave.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

How long does a bath or shower reseal take?

A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Can landlords and businesses book you?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

How we quote for bathroom resealing

Your quote is based on your job. We take into account:

  • The product the joint needs
  • Any working-time requirements on site
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove

The cost depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

What we need to know

Before you ask for a quote, have a think about:

  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy

Getting a quote is simple: tell us what needs doing and where. Photos by email help us understand the job.

When to call us in Washington

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

Most people get in touch after spotting something like this:

  • Leaking joints on a shower screen
  • A messy, uneven bead from a previous reseal
  • Damp behind the bath or under the tray
  • Black mould in the silicone that won’t clean off

If you look after a building such as St Mary's CofE Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What to look for in a quote

  • How the colour is chosen
  • What guarantee comes with the work
  • What product goes in the joint
  • Is VAT in the price?

How to choose a mastic man

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
