External mastic for homes and businesses in Rudgwick

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. If you have plants rooting in failed movement joints and sealant pulling away from one side of the joint, we can put it right, whatever the surface.

External sealant needs dry, clean surfaces, so work around Rudgwick is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

A 12-month guarantee comes as standard, so you are covered after we have gone.

Outside joints around Rudgwick

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you live in an older home near Holy Trinity Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Managing a site like Rudgwick Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you let a flat or house near Christs Hospital station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Quotes for external mastic in Rudgwick

We quote each job individually. This is what makes a difference:

  • Any mould that needs treating
  • The size of the job
  • Any working-time requirements on site
  • The product the joint needs

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

Your questions about external mastic in Rudgwick

Will you come out to Rudgwick?

Yes. Rudgwick is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Christs Hospital station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Is it OK to fill a movement joint with cement?

No. Cement or mortar cannot stretch and the joint fails. Where a joint has been mortared, it can often be raked out and sealed properly.

What is a movement joint?

Most straight vertical gaps in brickwork are movement joints. It gives the wall room to move, and it should be sealed with a flexible sealant.

Is the work guaranteed?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

Do you use backing rod?

That is backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Structural movement, which needs a surveyor or engineer
  • Failed render or damaged cladding panels

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Surfaces we seal

  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames
  • Concrete & block

The process

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes anything from a few hours to several days, depending on the building. Somewhere as small as Rudgwick, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we’re working on

Leave it or put it right?

Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. In a small place like Rudgwick, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

How to look after the new joints

Aftercare is simple:

  • Make sure movement joints aren’t pointed over
  • Look over the joints every year, ideally after winter
  • Avoid pressure-washing directly into sealant joints
  • Point out the joints to other trades

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

Different surfaces, different methods

Render joints

The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so the sealant in it must stay soft and stretchy.
