External mastic in Broadfield

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. We work on copings & trims, façade panels and concrete & block, and common reasons people get in touch are panel joints letting water in and damp patches traced to an open external joint.

Homes around Broadfield range from older cottages to newer houses, with walls and rooflines of every type. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.

All of our work is guaranteed for twelve months.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Different surfaces, different methods

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible year round.

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so neither cracks the other.

What sealant work can’t fix

It helps to know what we can’t do too:

  • Render that’s blown, hollow or coming away
  • Damp that isn’t coming from the joint
  • Structural movement, which needs a surveyor or engineer

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

Where we work in Broadfield

  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints
  • Joints between brick and frames
  • Copings & trims
  • Façade panels

What happens if it’s left?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. In a smaller place like Broadfield, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

Common questions in Broadfield

Will you come out to Broadfield?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do older homes in Broadfield need their sealant replacing?

Often, yes: cracked, shrunken or mouldy sealant has done its job. New sealant will not stick to old, so the old bead has to come out completely first.

How long does the job take?

Typically it takes anything from a few hours to several days, depending on the building. Larger jobs naturally take longer, and we’ll say how long yours will take.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

What affects the cost of external mastic

You’ll get a clear quote before any work starts. It takes into account:

  • Which sealant suits the joint
  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove
  • The size of the job

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

What we need to know

To make quoting easier, let us know:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • Where the job is, and your postcode
  • Whether it has been sealed before

If you are in Broadfield and need external mastic, call 0345 464 0079 or drop us an email. Tell us what the problem is and where, and we will agree the price before any work begins.

What external mastic looks like in Broadfield

Broadfield is part of Crawley, one of the post-war new towns. Many homes date from the post-war decades and were built in phases, so whole streets can have gutters, trims and wall joints reaching the end of their life together. With historic houses such as Tyes Place (about 4.4 miles south-east) nearby, there’s older building stock in the area around Broadfield as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

In the older streets around Christ The Lord, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Crawley station, split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as Seymour Primary School, its movement joints, gutters and trims need looking after like any other building’s.

How the visit works

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes anything from a few hours to several days, depending on the building, depending on the size of the job. For a job in Broadfield, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.
