External mastic in Handcross, done properly

Low-level joints can usually be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we will confirm what access is needed. If you have panel joints letting water in and joints pointed up with cement by mistake, we can help, on joints between brick and frames, façade panels and copings & trims alike.

Outside joints can only be sealed when they’re dry, so work in Handcross is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

We stand behind the work with a 12-month guarantee.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

The process

At the end, we look at the finished work together. The visit itself normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. Somewhere as small as Handcross, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises

Leave it or put it right?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render near the open joint, so the damage spreads beyond the joint. In a small place like Handcross, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Your questions about external mastic in Handcross

Do you cover Handcross for external mastic?

Yes, Handcross is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or email us with a few details of the job.

Do you cover smaller places like Handcross?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Are you insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

What is a movement joint?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

Do you guarantee your work?

Yes. Every job comes with a 12-month guarantee.

How long will you be here?

A typical job takes a few hours to a few days, depending on the length of joint and the access, including the preparation. Your quote will say how long we expect yours to take.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

When will the joints need doing again?

It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Structural movement, which needs a surveyor or engineer
  • Walls that need new movement joints cut into them

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What affects the cost of external mastic

There’s no set price list. The quote depends on:

  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • How much there is to do
  • Working hours on commercial sites

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

To make quoting easier, please include:

  • The address or postcode of the job
  • If someone has resealed it before
  • Photos by email, if that is easy
  • Any access issues, like height or stairs

To get a quote, ring 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

How to look after the new joints

So the new joints stay in good condition:

  • Show decorators and builders where the movement joints are
  • Keep movement joints as flexible joints, not mortar
  • Keep water from gutters off the wall
  • Get split or bare joints resealed while the damage is small

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.

Handcross buildings and the weather

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Tyes Place (about 1.9 miles south-east) are a reminder that the area around Handcross has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

In the older streets around All Saints, an extension built onto an older house moves differently, and the joint between them takes the strain. If you look after a building such as Handcross Primary School, larger buildings have long runs of movement joint that eventually need resealing. If you let a flat or house near Balcombe station, split movement joints are easy to miss on a rental until damp shows inside.
