External mastic in East Grinstead, done properly

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. We work on copings & trims, render & cladding joints and concrete & block, and the jobs we see most are rain getting behind render or cladding at a joint and sealant that has lost its bond to the brick or render.

East Grinstead mixes older houses and their gutters with newer estates of brick, render and uPVC trims. Gutter joints, fascia trims and the movement joints in newer brickwork all need sealant that can flex.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Questions from East Grinstead

What guarantee comes with external mastic in East Grinstead?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Can you help a landlord with a rental near East Grinstead station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Can you match the colour of my brickwork?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so the joint doesn’t draw the eye.

Do you have insurance?

Yes, we are fully insured.

How long does external mastic take?

Typically it takes a few hours to a few days, depending on the length of joint and the access. Larger jobs naturally take longer.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or email us.

How much does external mastic cost in East Grinstead?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

How do you reach high-level joints?

It depends on the height and the site. Ground-floor joints are simple; for higher work, tell us about the building and we will confirm what’s needed.

The process

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It generally takes a few hours for a handful of joints, longer for a whole elevation. A visit in East Grinstead needs access to the work and a place to park close by. For outside work, let us know about side access, gates and any upper-floor joints.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before
  • Where the joints are inside, avoid wetting them before we arrive

Advice

How the job changes by surface

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

For landlords and businesses

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

What external mastic looks like in East Grinstead

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Saint Hill Manor (about 1.7 miles south-west) nearby, there’s older building stock in the area around East Grinstead as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Managing a site like St Mary's CofE Primary School? Then its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near East Grinstead station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Homes close to Our Lady and St Peter's Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints
  • Subsidence or other structural problems

If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Surfaces we seal

  • Brickwork movement joints
  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Render & cladding joints
  • Concrete & block

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Act on the first splits you see
  • Don’t let climbing plants root in the sealant
  • Check the sealant is paintable before painting near it
  • Check external joints each spring

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

What affects the cost of external mastic

We quote each job individually. This is what makes a difference:

  • Access and height
  • Working hours on commercial sites
  • The number of rooms or windows
  • How much there is to do

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

To help us quote quickly, let us know:

  • How we’d reach the joints

  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking

To get a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before we start.
