External mastic in Dormansland
Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. We are often asked to deal with weeds or debris growing in open joints and old sealant gone brittle and cracked, on copings & trims, brickwork movement joints and joints between brick and frames.
Outside joints can only be sealed when they’re dry, so work in Dormansland is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
Aftercare tips
After the cure time, these simple habits help:
- Keep soil, plants and ivy away from the joints
- Check external joints each spring
- Leave the joints unpainted unless we have said otherwise
- Point out the joints to other trades
Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.
Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.
Why act early in Dormansland
Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. Around Dormansland, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

What sealant work cannot fix
Before you book, it’s worth knowing the limits too:
- Render that’s blown, hollow or coming away
- Damp that isn’t coming from the joint
- Movement that is more than a sealant joint can take

Dormansland questions
I let a flat near Dormans station. Can you help?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.
Can you do external mastic in Dormansland?
Yes. Our work covers London and the South East, and Dormansland is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
What’s an expansion joint in brickwork?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
When will the joints need doing again?
It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.
What is backing rod for?
That’s backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Dormansland.
How we quote for external mastic
For a quick quote, just ask. What matters most is:
- Access and height
- Whether old sealant or filler has to be cut out
- How many areas need sealing
- When we can work, for business premises
Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Whether it has been sealed before
- The type of property
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved before giving you a price.
Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.
What we do, step by step
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a handful of joints, longer for a whole elevation. Somewhere as small as Dormansland, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Before we arrive
- Move anything stored near the joints
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any sign-in or site rules at work premises

Advice
Dormansland buildings and the weather
With historic houses such as Hammerwood Park (about 3.2 miles south-east) nearby, there’s older building stock in the area around Dormansland as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Schools such as Dormansland Primary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near Dormans station, outside joints that have cracked can let damp into a rental, so check them between lets. Homes close to St John the Evangelist include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.
