How we handle external mastic in Newchapel

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. We work on joints between brick and frames, copings & trims and concrete & block, and the jobs we see most are panel joints letting water in and plants rooting in failed movement joints.

Older homes in small places like Newchapel may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water normally gets in.

You are covered for a year from the day we finish. If anything isn’t right with it, phone 0345 464 0079 or email us.

External mastic in Newchapel: local notes

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Saint Hill Manor (about 4 miles south) are a reminder that the area around Newchapel has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Schools such as Imberhorne School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Dormans station, split movement joints are easy to miss on a rental until damp shows inside. Historic houses such as Saint Hill Manor, about 4 miles south, show how far back building around Newchapel goes.

How we quote for external mastic

We quote each job individually. This is what makes a difference:

  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • Access and height

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • The problem you’ve noticed
  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel

If you’re in Newchapel and need external mastic, ring 0345 464 0079 or send us an email. Tell us what the problem is and where, and you’ll get a clear quote before any work starts.

What we do, step by step

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the building. For a village or hamlet like Newchapel, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions

Why it’s worth doing now in Newchapel

Sealing over the top of old mastic doesn’t hold for long. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Newchapel, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

When it is not the sealant

We’d rather tell you now than do work that will not last, so these are the limits:

  • Cracking across the wall rather than at a joint
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Damp that is not coming from the joint

If you’re not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

Surfaces we seal

  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Façade panels
  • Render & cladding joints
  • Joints between brick and frames

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Newchapel questions

Do you cover smaller places like Newchapel?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you do external mastic in Newchapel?

Yes, Newchapel is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.

What colours does the sealant come in?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so it doesn’t stand out.

Do you work for letting agents?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels.

Why do you put foam in the joint first?

That’s backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

How much does external mastic cost in Newchapel?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep movement joints as flexible joints, not mortar
  • Walk round the building once a year and look at the joints
  • Keep soil, plants and ivy away from the joints
  • Check the sealant is paintable before painting near it

Do not paint over the new sealant unless we have said the product is paintable. Many exterior sealants aren’t designed to be painted.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years so early resealing is worth it.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
