About our external mastic in Rowhook

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where mortar or filler would crack. If you have failed seals between different materials and joints with sealant missing in places, we can put it right, on joints between brick and frames, façade panels and brickwork movement joints alike.

Around Rowhook, older buildings can be stone, brick or timber-framed, many with extensions added later. The joints where those materials meet are the weak points.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Rowhook, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area

What the job involves on each surface

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so the movement is taken up.

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Check external joints each spring
  • Clear growth from the base of walls and joints
  • Tell anyone working on the walls about the movement joints
  • Wash walls gently around the sealant

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

What sealant work can’t fix

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Failed render or damaged cladding panels
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Façade panels
  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints
  • Copings & trims
  • Render & cladding joints

Common problems we fix in Rowhook

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

Signs it’s time to call us include:

  • Joints pointed up with cement by mistake
  • Failed seals between different materials
  • Joints where the bead has come unstuck
  • Damp patches traced to an open external joint

Schools such as Farlington School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Rowhook questions

Can you help a landlord with a rental near Warnham station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Do you cover smaller places like Rowhook?

Yes. Rowhook is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What is backing rod for?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you work at height?

That depends on the building and the joints. We work on joints that can be reached safely. Tell us about the building and we’ll confirm what access is needed.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Rowhook buildings and the weather

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Warnham station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
