External mastic in Steyning

What affects the cost of external mastic

Your quote is based on your job. We take into account:

  • Any working-time requirements on site
  • The size of the job
  • Whether the work is at height
  • Mould in or behind the old joints

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

Helping us quote

Before you ask for a quote, have a think about:

  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints
  • Whether it’s a home or a business

About our external mastic in Steyning

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on concrete & block, façade panels and render & cladding joints, and common reasons people get in touch are rain getting behind render or cladding at a joint and sealant pulling away from one side of the joint.

In a smaller place like Steyning, some homes face open ground, so exposed walls and rooflines take more wind-driven rain. Joints on those sides are usually the first to go.

All of our work is guaranteed for twelve months, in Steyning and everywhere else we cover.

Work for landlords, hotels and businesses

For anyone letting property in or around Steyning, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Common problems we fix in Steyning

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.

These are the problems we’re asked about most:

  • Hard, crazed mastic that has stopped moving
  • Gaps where render, brick and frames meet
  • Sealant that has lost its bond to the brick or render
  • Moss and dirt in joints with no sealant left

If you let a flat or house near Lancing station, split movement joints are easy to miss on a rental until damp shows inside.

Your questions about external mastic in Steyning

Is Steyning within the area you cover?

Yes. Steyning is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Lancing station. Can you help?

Yes, we work for landlords and agents. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Is it OK to seal over old sealant?

No, it will not last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Will the new joint stand out?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best so the joint doesn’t draw the eye.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

What we can’t put right

We’ll always be straight with you, so here’s what new sealant will not do:

  • Failed render or damaged cladding panels
  • Walls that need new movement joints cut into them
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.

Surfaces we seal

  • Façade panels
  • Render & cladding joints
  • Joints between brick and frames
  • Concrete & block
  • Brickwork movement joints
  • Copings & trims

Different surfaces, different methods

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly where it can be done safely.

Render joints

The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.

Walls and rooflines in Steyning

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you look after a building such as Steyning CofE Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Leave it or put it right?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Homes in smaller places like Steyning can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Why Steyning clients choose us

  • Quality sealants from Arbo and Everbuild
  • We never seal over old sealant
  • Sealant colour chosen to suit
  • Homes, businesses and hotels

See our cost guide or what customers say.

How the visit works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a handful of joints, longer for a whole elevation from start to finish. In a smaller place like Steyning, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Tell us about any water getting in
  • Try not to wet indoor joints just before the visit
  • Let us know about stairs, lifts or work at height
