About our external mastic in Ford

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we do not skip that step. We work on façade panels, render & cladding joints and copings & trims, and common reasons people get in touch are old sealant gone brittle and cracked and joints with sealant missing in places.

Outside joints can only be sealed when they’re dry, so work in Ford is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or email us.

Questions from Ford

Will you come out to Ford?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Ford station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.

Can you seal over the old sealant?

No. The old sealant always comes out first.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can you reach joints on upper floors?

It depends on the building. Send us pictures and a rough idea of the height.

When will the joints need doing again?

It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges and have them redone then.

What colours does the sealant come in?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so the joint does not draw the eye.

What affects the cost of external mastic

Your quote is based on your job. We look at:

  • The old material and how stubborn it is
  • When we can work, for business premises
  • Whether there’s mould to deal with
  • Which sealant suits the joint

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

What we need to know

To make quoting easier, please include:

  • The address or postcode of the job
  • Roughly how big the job is
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel

Need a quote? Please phone 0345 464 0079 or email us with a few details. We will explain what we’d do and give you a clear quote before any work starts.

Surface by surface

Render joints

Rendered walls have joints at beads, openings and changes of material. They’re resealed in a sealant that suits the render.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so its sealant has to stay flexible.

Landlords, agents and businesses in Ford

Letting agents often deal with us directly. Tell us the address, the job and how access works.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

External mastic in Ford: local notes

Ford is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

In the older streets around The Parish Church of St Andrew, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Schools such as The Littlehampton Academy are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. Rented homes near Ford station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Ford is about 2 miles north-west of Littlehampton, in West Sussex. Jobs in Ford get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 371 towns and villages across West Sussex, from the larger towns to small villages. We also work in Brighton, about 20 miles from Ford.

Jobs for external mastic in BN18 is quoted and booked the same way as anywhere else. That includes homes and businesses on Station Road, Ford Road and Rodney Crescent. Neighbouring places we cover for external mastic include Tortington (1 mile north), Horsemere Green (1 mile south), Climping (1 mile south), Wick (1 mile east) and Lyminster (1 mile east). We also work in nearby towns such as Worthing (8 miles east), Bognor Regis (5 miles south-west), Chichester (9 miles west), Selsey (11 miles south-west), Shoreham-by-Sea (14 miles east) and Lancing (11 miles east).

When it isn’t the sealant

We won’t take on work that will not last, so these are the limits:

  • Adding movement joints to masonry that has none
  • Movement that’s more than a sealant joint can take
  • Cracked brickwork or render that needs a builder or plasterer

If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

  • Brickwork movement joints

How it works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Ford, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to look after the new joints

To keep the joints looking good and working properly:

  • Ask before painting over external sealant
  • Deal with leaking gutters that soak the joints below
  • Keep movement joints as flexible joints, not mortar
  • Check external joints each spring

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
