About our external mastic in Offington
Low-level joints can usually be done from the ground. For joints higher up, give us some details of the building and we’ll confirm what access is needed. We work on façade panels, brickwork movement joints and render & cladding joints, and the jobs we see most are joints where the bead has come unstuck and rain getting behind render or cladding at a joint.
In a village or hamlet like Offington, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.
We stand behind the work with a one-year guarantee.

Signs you need external mastic in Offington
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.
Any of these means the joints need attention:
- Sealant that has lost its bond to the brick or render
- Movement joints filled with mortar instead of sealant
- Moss and dirt in joints with no sealant left
- Gaps where render, brick and frames meet
If you look after a building such as Thomas A Becket Junior School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
Questions to ask before booking

Offington: your questions answered
Does living near the coast affect external mastic in Offington?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
I let a flat near West Worthing station. Can you help?
Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.
Where are you based?
We work from Crawley. Our applicators cover Offington, along with the rest of our area.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
How long does external mastic take?
That depends on the amount of work, but as a guide it takes anything from a few hours to several days, depending on the building. We’ll tell you when we quote.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

What else we do in Offington
Offington buildings and the weather
Offington is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Ecclesden Manor (about 3.6 miles west) nearby, there’s older building stock in the area around Offington as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.
Rented homes near West Worthing station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. If you live in an older home near St Andrew's Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

When it is not the sealant
In fairness, some problems need a different trade:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracks in the bricks or render themselves, away from the joints
- Movement that is more than a sealant joint can take
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.
Surfaces we seal
- Façade panels
- Copings & trims
- Concrete & block
- Render & cladding joints
- Joints between brick and frames
- Brickwork movement joints
What happens if it’s left?
The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. Older cottages and farmhouses around Offington can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, call 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Clear growth from the base of walls and joints
- Tell anyone working on the walls about the movement joints
- Check the sealant is paintable before painting near it
- Have failed joints looked at early
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
Small splits are the time to act. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.
The process
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job normally takes anything from a few hours to several days, depending on the building, and we tell you how long to leave it before we go. Somewhere like Offington needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Tell us about any water getting in
- Move anything stored near the joints
- Tell us if parking is tricky

Advice
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
