What we can’t put right

New sealant cannot fix everything, and we will tell you before we start. Sealant will not put right:

  • A frame that has rotted at the joint
  • Draughts through the window seals rather than the frame
  • Damp coming through the wall itself rather than the frame joint

If in doubt, call 0345 464 0079 or email us and we’ll say what we think before booking.

How we handle window mastic in Offington

If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. Where the air is getting in through the window itself, we will say so. We work on timber windows & doors, uPVC windows and composite doors, and people most often call us about white mastic on grey or black frames and cracked or shrunken mastic around the frame.

Somewhere as small as Offington, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

You are covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or email us.

When to call us in Offington

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.

People usually contact us after spotting something like this:

  • Damp patches on the reveal after heavy rain
  • Cracked sealant at the sill ends
  • Mastic that has split away from the wall
  • Draughty joints inside around the window

If you live in an older home near St Andrew's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Your questions about window mastic in Offington

Will you come out to Offington?

Yes, Offington is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is window mastic in a coastal place like Offington any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

What does window mastic cost?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Is the work guaranteed?

Yes. Our 12-month guarantee covers every job.

How many windows can you do in a day?

That depends on the number of frames, how they’re reached and the state of the old mastic. We’ll tell you how long your job needs when we quote.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Windows and doors in Offington

Offington is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Ecclesden Manor (about 3.6 miles west) nearby, there’s older building stock in the area around Offington as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Letting a property close to West Worthing station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For site and facilities teams at buildings such as Thomas A Becket Junior School, the mastic around its windows and doors needs looking after like any other building’s.

How it works

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work starts. The work usually takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Offington needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit

Advice

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Make sure the drainage slots are not blocked
  • Clean frames with a soft cloth and soapy water
  • Do not aim a pressure washer at the joints
  • Do not paint over the silicone

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Surface by surface

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

Aluminium frames

Metal frames expand in the sun and are often slim, with little room for error. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.
