Tilgate External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for homes and businesses in Tilgate and across West Sussex. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Plants rooting in failed movement joints
- Weathered mastic that no longer stretches
- Rigid filler in a joint that should flex
What affects the cost of external mastic
There’s no set price list, because no two jobs are the same. What we look at:
- When we can work, for business premises
- The type of sealant required
- The old material and how stubborn it is
- How many areas need sealing
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
Asking for a quote
When you call or email, it’s useful to know:
- The problem you’ve noticed
- The rough size of the job
- Where the property is
- If someone has resealed it before
Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved and send you a clear quote.
External mastic in Tilgate
On houses, flats and commercial buildings across Tilgate, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. If you’re dealing with failed sealant between panels on a façade and hard, crazed mastic that has stopped moving, we can put it right.
Around Tilgate, garages, outbuildings and extensions all add to the joints on the outside of a home. Leaks normally start at a gutter end, a garage door frame or where an extension meets the house.
There’s a 12-month guarantee on every job.

Surface by surface
Cladding and façade panels
Cladding and façade panels are usually separated by sealed joints. We reseal them with a sealant suited to the panel material.
Copings and trims
A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.
Walls and rooflines in Tilgate
With historic houses such as Tyes Place (about 4.6 miles south) nearby, there’s older building stock in the area around Tilgate as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Tilgate is part of Crawley, one of the post-war new towns. Homes here were built in phases, many of them in the post-war decades, so whole streets can have gutters, trims and wall joints reaching the end of their life together.
If you let a flat or house near Crawley station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. In the older streets around Holy Trinity, older walls, gutters and the joints where extensions meet them need a flexible sealant.
Tilgate is about 1 mile south-east of Crawley, in West Sussex. Jobs in Tilgate get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Across West Sussex, we cover 371 places, and Tilgate is one of them.
Work in RH10 and RH11 works the same way as everywhere else we cover. External mastic is available to properties on York Road, Nash Road and Cook Road. When it is not the sealant
We’ll always be straight with you, so here’s what new sealant will not do:
- Adding movement joints to masonry that has none
- Cracking across the wall rather than at a joint
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.
Surfaces we seal
- Façade panels
- Joints between brick and frames
- Copings & trims
- Concrete & block
- Brickwork movement joints
- Render & cladding joints
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Look over the joints every year, ideally after winter
- Clear growth from the base of walls and joints
- Keep movement joints as flexible joints, not mortar
- Have failed joints looked at early
Keep pressure washers away from the sealant. High-pressure water can lift the edges and let water in behind.
Once a joint can’t move, the wall finds another way, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.
What we’re called out for in Tilgate
Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.
Most people get in touch after spotting one of these:
- Sealant that has lost its bond to the brick or render
- Panel joints letting water in
- Rigid filler in a joint that should flex
- Movement joints with cracked, split or missing sealant
Managing a site like The Oaks Primary School & Nursery? Then its movement joints, gutters and trims need looking after like any other building’s.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
The process
You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours to a few days, depending on the length of joint and the access for a typical job. Parking around Tilgate is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints
- Mention if the joints have been sealed before

Advice
Tilgate: your questions answered
Do you work for landlords with property near Crawley station?
Yes. We work for letting agents and landlords as well as homeowners. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.
Is it worth replacing old sealant in an older home in Tilgate?
Usually, yes, if it’s cracked, shrunk, mouldy or coming away. New sealant won’t stick to old, so the old bead has to come out completely first.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Is it OK to fill a movement joint with cement?
No, not if it’s a movement joint. Pointing it stops it working. A flexible sealant is the right fill.
Do you cover Tilgate?
Yes, we do. Our applicators work in Tilgate.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
