FAQs for Coneyhurst

Do you work for landlords with property near Billingshurst station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Will you come out to Coneyhurst?

Yes. Coneyhurst is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

When is the sealant fully cured?

Cure times vary by product and the conditions. We tell you how long to leave it before we go.

What does external mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, phone 0345 464 0079 or email us and let us know what needs doing and where.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

External mastic for homes and businesses in Coneyhurst

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where mortar or filler would crack. We work on concrete & block, render & cladding joints and brickwork movement joints, and the jobs we see most are weeds or debris growing in open joints and rigid filler in a joint that should flex.

Older homes in small places like Coneyhurst may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points.

Our work is backed for twelve months.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Cracking across the wall rather than at a joint
  • Movement that is more than a sealant joint can take
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

Surfaces we seal

  • Joints between brick and frames
  • Brickwork movement joints
  • Copings & trims
  • Render & cladding joints
  • Concrete & block
  • Façade panels

How it works

You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes a few hours to a few days, depending on the length of joint and the access in most cases. In a small place like Coneyhurst, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in
  • Clear items away from the joints we are working on

Advice

How the job changes by surface

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Concrete and blockwork

Concrete faces can be dusty and porous, so preparation is key. A primer goes on where the product requires one.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Keep movement joints as flexible joints, not mortar
  • Walk round the building once a year and look at the joints
  • Ask before painting over external sealant
  • Avoid pressure-washing directly into sealant joints

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Leave it or put it right?

A failed movement joint lets water into the wall and can run behind render or cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. Around Coneyhurst, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear quote before any work starts.

Coneyhurst buildings and the weather

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Old Place Manor (about 4.8 miles south-west) nearby, there’s older building stock in the area around Coneyhurst as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Schools such as The Weald School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. Historic houses such as Old Place Manor, about 4.8 miles south-west, show how far back building around Coneyhurst goes, and older homes nearby need a sealant that suits their walls. Letting a property close to Billingshurst station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What affects the cost of external mastic

Every job gets its own quote. These are the things that affect it:

  • Which sealant suits the joint
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with
  • The amount of work

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

Asking for a quote

When you call or email, it’s useful to know:

  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel

Asking for a quote is easy: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll take it from there.
