External mastic in Kingston by Sea
On houses, flats and commercial buildings across Kingston by Sea, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean joint faces and the right depth. If you have weeds or debris growing in open joints and hard, crazed mastic that has stopped moving, we can put it right, on copings & trims, render & cladding joints and brickwork movement joints alike.
Around Kingston by Sea, garages, outbuildings and extensions all add to the joints on the outside of a home. Leaks normally start at a gutter end, a garage door frame or where an extension meets the house.
A 12-month guarantee comes as standard.

Kingston by Sea questions
Does the coastal weather in Kingston by Sea affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Will you come out to Kingston by Sea?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
What information do you need?
A short description and the location. If we need more, we will ask.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Why do you put foam in the joint first?
Backing rod controls the sealant depth and keeps it off the back of the joint. That way it bonds to the two sides only and can stretch.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Make sure movement joints aren’t pointed over
- Ask before painting over external sealant
- Avoid pressure-washing directly into sealant joints
- Walk round the building once a year and look at the joints
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.
Kingston by Sea buildings and the weather
Kingston by Sea is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Homes close to St Michael and All Angels Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. Schools such as Glebe Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. Letting a property close to Southwick station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

How we quote for external mastic
We quote each job individually. This is what makes a difference:
- How easy the joints are to reach
- The product the joint needs
- The amount of work
- How much old sealant there is and how hard it is to remove
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
Asking for a quote
What to tell us when you ask for a quote:
- The type of property
- If someone has resealed it before
- A few pictures by email, if you can
- The problem you’ve noticed
Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job, and we will come back to you with a quote.
How it works
We keep the work tidy and contained to the area we are working on. The job generally takes a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. A visit to Kingston by Sea is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Clear the area around the work
- Mention if the joints have been sealed before

What the job involves on each surface
Joints between dissimilar materials
Wherever two materials meet, they move differently. A flexible sealant bridges the two so neither cracks the other.
Render joints
Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.
Honest limits
It helps to know what we can’t do:
- Render that’s blown, hollow or coming away
- Movement that is more than a sealant joint can take
- Damp that isn’t coming from the joint
If in doubt, call 0345 464 0079 or send us an email and we will say what we think.
Surfaces we seal
- Render & cladding joints
- Copings & trims
- Concrete & block
- Joints between brick and frames
- Brickwork movement joints
- Façade panels
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
