About bathroom resealing in BN45
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across BN45. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on kitchen worktops & upstands, baths and basins & vanity units, and the jobs we see most are a joint torn by a bath that flexes and mouldy sealant that has gone black.
On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. The work normally takes around two hours for one bath or shower, longer for a whole bathroom.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
What you will pay
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
What you get with us
- We’re fully insured
- Quality sealants from Arbo and Everbuild
- An ARBOMaster approved applicator
- White, clear, grey or another colour, product permitting
How to get a quote
Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we’ll take it from there.

Locally, jobs take us to homes and businesses close to Downlands Community School and Church of the Transfiguration, among other places. For rail, the closest station is Hassocks station, roughly 1.9 miles north-east. Other landmarks nearby include Clayton Castle (1 mile north-east) and The Budding Foundation Museum of Gardening (1.7 miles north). Green spaces nearby include Wolstonbury Hill and Ladies Mile.
Bathroom resealing across BN45: local notes
BN45 has homes of every age, old and new, and in places like Pyecombe, Poynings and Saddlescombe there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in BN45.
Pyecombe: Managing a site like Downlands Community School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of the Transfiguration include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
Landlord and commercial work in BN45
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Common problems we fix in BN45
Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
Any of these means the joints need attention:
- Cracked, shrunken or lifting silicone
- Failed sealant on the screen profile
- Damp behind the bath or under the tray
- A reseal done over the top of the old bead
Honest limits
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Cracks in the tray itself rather than the joint
- Loose or hollow tiles, or failed tanking behind them
- A bath or tray that moves because it isn’t properly supported
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Never pick at the silicone with a blade
- Clean with a mild bathroom cleaner and a soft cloth
- Move toiletries away from the joint
- Dry the bead with a towel now and then
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it. Replacing the sealant early keeps the job small.
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Common questions in BN45
What do you need from me for a quote?
Tell us what needs doing and where, with pictures by email if possible. If we need more, we will ask.
Do you have insurance?
Yes. We are fully insured, and we can confirm the details when we quote.
Do you come to BN45?
Yes, we do. BN45 is part of the area we cover.
How long before the new sealant can get wet?
After around 24 hours in most cases. You will get the exact cure time before we leave.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
My sealant has gone black. Can you sort it?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
