Fire rated sealant for homes and businesses in Pyecombe
Bigger jobs can be worked through in stages, flat by flat or floor by floor, with each location and product recorded. It gives you a list to keep with the building’s fire safety documents. We work on flats & HMOs, service penetrations and pipe & cable gaps, and the jobs we see most are sealant items on a fire risk assessment action list and open holes round services passing through fire walls.
Somewhere as small as Pyecombe, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.
There’s a 12-month guarantee on every job.

How the visit works
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of gaps, and longer for a whole building. Somewhere as small as Pyecombe, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- We apply and tool the sealant to the product’s tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
How to prepare
- Mention if the joints have been sealed before
- Clear items away from the joints we are working on
- On commercial sites, let us know about site rules

Related advice
Different surfaces, different methods
Linear gaps
Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.
Masonry and concrete
For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing.
Questions from Pyecombe
Do you work for landlords with property near Hassocks station?
Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can call 0345 464 0079 or send us an email with the details for a clear quote.
Is Pyecombe within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Pyecombe, along with the rest of our area.
What does intumescent mean?
Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent types expand when heated, and they’re one of the options. We use whichever the specification and tested details call for.
Do you remove the old sealant?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Can new sealant go over the old?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
Do you seal gaps around fire door frames?
Yes. The joint between frame and wall is sealed with a fire-rated sealant following the tested details. The door, its seals and closer are for a door specialist.
Do I need to be at home?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.
Fire rated sealant around Pyecombe
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
For site and facilities teams at buildings such as Downlands Community School, gaps opened by contractors for new cabling are a common finding in schools and offices. Community buildings like Church of the Transfiguration are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

When to call us in Pyecombe
A lot of fire stopping is out of sight: above ceilings, inside risers and behind panels. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.
The most common problems we see are:
- Linear gaps at the head of walls
- Gaps filled with a product that isn’t fire-rated
- Gaps around pipes and cables through fire-resisting walls
- Gaps left after a refit or conversion
Letting a property close to Hassocks station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
What your quote should include
- What happens if they find a problem under the old sealant
- How much experience the applicator has
- Are they insured?
- What the cure time is

When it isn’t the sealant
We’d rather tell you now than do work that will not last, so these are the limits:
- Fire risk assessments, which need a qualified assessor
- Fire doors that need new seals, closers or hardware
- Certifying a building or signing off its fire safety
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Aftercare tips
A little care helps the new joints last. Our advice:
- Look in service cupboards and ceiling voids from time to time
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Get damaged fire seals looked at promptly
- Tell trades working in the building that fire seals must be put back
Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.
If a fire risk assessment has flagged a gap, do not leave it for the next one. Have it sealed, then keep the record so the item can be closed.
Why deal with it now?
An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. Where a wall is exposed, as many are in small places like Pyecombe, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
