How bathroom resealing works in BN3

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across BN3. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on shower trays & enclosures, kitchen worktops & upstands and basins & vanity units, and common reasons people get in touch are shrunken sealant along the back of a worktop and lumpy, uneven sealant from a DIY attempt.

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a morning or an afternoon for most single baths and showers.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Bathroom resealing across BN3: local notes

Across BN3, from Brighton, Hove and West Hill outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in BN3. BN3 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.

Brighton and Hove: Rented homes near Aldrington station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Holy Cross Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we are called out for in BN3

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Look out for any of the following:

  • Splits where the tray meets the wall
  • Leaking joints on a shower screen
  • Smears of silicone across the tiles
  • Black spots spreading through the bead

Different surfaces, different methods

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, in white, clear or a colour to suit.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • A bath or tray that moves because it is not properly supported
  • A leaking waste, trap or valve
  • Cracked or missing grout between tiles (that is regrouting)

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

How to look after the new joints

So the new joints stay in good condition:

  • Check the joints every few months for splits or lifting
  • Avoid abrasive pads on the sealant
  • Squeegee the walls and tray after use
  • Dry worktop joints after washing up

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
