Bathroom resealing in Brighton and Hove: how it works

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Common call-outs are for damp behind the bath or under the tray and gaps between the worktop and the wall, on shower trays & enclosures, basins & vanity units and sinks & splashbacks.

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a morning or an afternoon for most single baths and showers.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

What you’ll pay

Local landmarks in Brighton

We work in homes and buildings around Fairlight Primary School, St Martin's Church and Park Crescent pub. Also close by are Brighton Hove and Sussex Sixth Form College (0.9 miles west), Academy of Creative Training (0.9 miles south) and William Clarke Park (within half a mile east). Brighton has its own railway station: London Road (Brighton) station. Nearby you’ll also find Brighton General Hospital (0.7 miles east) and Old Police Cells Museum (1 mile south-west). Open spaces near Brighton include Newmarket Hill and Whitehawk Hill.

Where we work in Brighton and Hove

In Brighton and Hove, bathroom resealing takes in flats, houses, rentals and businesses, in Brighton, Hove and Carlton Hill and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in Brighton and Hove, surfaces are cleaned back properly before new sealant goes in. Coastal guest houses and holiday lets in Brighton and Hove can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.

Brighton: Letting a property close to London Road (Brighton) station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to St Martin's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Why it fails

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

The most common problems we see are:

  • A bead that has pulled away from the tiles
  • Lumpy, uneven sealant from a DIY attempt
  • Shrunken sealant along the back of a worktop
  • Water escaping at the shower enclosure

What affects the quote in Brighton and Hove

You will get a clear quote before any work starts. It’s based on:

  • Whether old sealant or filler has to be cut out
  • The size of the job
  • Whether the work is at height
  • How many rooms, windows or areas are involved

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

Helping us quote

What to tell us when you ask for a quote:

  • Pictures of the joints, sent by email
  • The type of property
  • The problem you’ve noticed
  • Access, such as stairs, a lift or height

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Landlord and commercial work in Brighton and Hove

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Letting agents and landlords in Brighton and Hove can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

When something else is needed

It helps to know what we cannot do too:

  • Tiles that have come away from the wall
  • A tray that rocks until it’s re-bedded
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Questions from Brighton and Hove

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Can landlords and businesses book you?

Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in.
