Sand mastic across Brighton and Hove: what to expect
We work across Brighton and Hove renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand for a neat, traditional finish. Common call-outs are for gaps round a timber door in stone or brick and old cement repairs round a window that have failed, across brick reveals, period & listed homes and tenement windows.
On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work generally takes anything from a few hours to a full day, depending on how many windows.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic isn’t too thick.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.

Sand mastic across Brighton and Hove: local notes
Homes across Brighton and Hove range from period properties with timber or sash windows to new builds with uPVC. Exposed walls are where window sealant usually fails first.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials. Coastal guest houses and holiday lets in Brighton and Hove can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Brighton: Schools such as Fairlight Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near St Martin's Church, the joint between an old wall and a newer frame is normally the first place rain gets in.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Common problems we fix in Brighton and Hove
Age is the main cause. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.
The most common problems we see are:
- Cracked mastic round a front door frame
- Silicone on a period window that looks wrong
- Wind and rain getting in round a sash window
- Weathered mastic on the most exposed windows
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Check the mastic when you check the paintwork
- Check with your local planning authority if your home is listed
- Do not paint over the new mastic
- Keep modern sealant off the mastic
Make sure water drains away from the window surround. Constant wetting wears the mastic faster.
An open joint round the box lets weather through. The longer it’s left, the more the joint opens.
What affects the cost of sand mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
- When we can work, for business premises
- The size of the job
The cost reflects the work involved, not guesswork. That is why we ask a few questions first.
Asking for a quote
You don’t need to know the technical terms. Just tell us:
- If someone has resealed it before
- How we’d reach the joints
- What’s wrong with the joints now
- Where the job is, and your postcode
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, phone 0345 464 0079 or email us.
Why act early?
An open joint round the frame lets weather in. Left, water can reach the timber and the wall so renewing it early protects the window.
Questions to ask before you book
- What the cure time is
- Who does the work, and how experienced they are
- Whether they seal over old material or remove it
- What product goes in the joint
Questions from Brighton and Hove
Is it possible to take out silicone and use sand mastic instead?
In most cases. The silicone is cut out and the joint cleaned before the sand mastic goes in.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few photos.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
What is sand mastic?
Sand plus a binder based on linseed oil. It’s built up in the joint by hand and finished to sit neatly against the masonry.
How long does sand mastic take to go off?
It forms a skin fairly soon and it hardens fully over a longer time. Timing depends on the weather and the joint.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
