What affects the quote in Hangleton

We don’t publish a price list. The quote depends on:

  • Which sealant suits the joint
  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • The number of rooms or windows

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and agree the price before starting.

Asking for a quote

To make quoting easier, please include:

  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • Roughly how big the job is

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or email us.

How we handle sand mastic in Hangleton

Sand mastic skins over fairly quickly but full hardening takes longer. Traditional guidance is not to paint over it and we will advise if you’re redecorating. We are often asked to deal with silicone on a period window that looks wrong and crumbling sand mastic round a window, across sash and case windows, period & listed homes and brick reveals.

In smaller places like Hangleton, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. The right sealant depends on the frame and on what it sits in.

Big or small, it’s backed by our 12-month guarantee in Hangleton and across Brighton and Hove.

Different surfaces, different methods

Stone surrounds

The process

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to a full day, depending on how many windows. A visit to Hangleton is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We start by checking each surround and agreeing the joints to renew.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Advice

Why act early in Hangleton

An open joint round the frame lets weather in. Left, water can reach the timber and the wall, so dealing with it now protects both. In a smaller place like Hangleton, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Common questions in Hangleton

I let a flat near Portslade station. Can you help?

Yes, we work for landlords and agents. Just call 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Does the coastal weather in Hangleton affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

How long will you be here?

A typical job takes a few hours per window, depending on the condition of the joints, including the preparation. We’ll confirm how long when we quote.

Can I paint the new mastic?

Traditional guidance is not to paint over sand mastic. If you’re redecorating the window, ask us first and we’ll talk you through it.

When will the new mastic be hard?

Not straight away. It skins first and hardens fully later and we will give you an idea for your job.

Should I use sand mastic or silicone?

We’ll talk it through with you. Sand mastic suits many period homes and newer frames suit modern sealant.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Is the work guaranteed?

All our work has a 12-month guarantee.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Ask a joiner to look at soft timber first
  • Look over the window mastic once a year
  • Do not run silicone over sand mastic
  • Make sure water runs off the sill

Do not touch or press the mastic while it hardens. It skins over quickly but needs longer to fully harden.

Sound mastic protects the frame. Once it fails, water can sit against the timber, which can lead to rot.

Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Timber that has rotted
  • Sash cords, weights and draught-proofing of the sashes
  • Putty and glazing repairs

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

Frames and glazing around Hangleton

Hangleton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Historic houses like Portslade Manor (about 0.9 miles south-west) are a reminder that the area around Hangleton has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Schools such as Hangleton Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. In the older streets around St Helen's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Letting a property close to Portslade station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.
