Sand Mastic in Falmer
Window and door surrounds in Falmer need attention? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.
- Silicone on a period window that looks wrong
- Open joints round the window box
- Failed mastic on an exposed elevation
Sand mastic in Falmer
Old sand mastic cracks, crumbles and falls out over time and gaps open up round the frame. Renewing it closes the gap and tidies the surround. We’re often asked to deal with old sand mastic that has cracked, crumbled or fallen out and modern sealant on a period surround, across period & listed homes, brick reveals and sash and case windows.
In a village or hamlet like Falmer, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

What happens if it’s left?
Filling over old, loose mastic doesn’t last. Raking out and preparing the joint gives it a sound base so the new mastic stays put. In a small place like Falmer, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

When to call us in Falmer
Over the years, sand mastic weathers. It dries out, cracks and loses its grip on the stone or timber.
It’s worth asking for a quote if you see:
- Old sand mastic that has cracked, crumbled or fallen out
- Draughts and rain around sash boxes
- Window mastic to renew ahead of painting
- Mastic round period door frames that has failed
Rented homes near Falmer station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

What sand mastic looks like in Falmer
With historic houses such as Preston Manor & Gardens (about 3.5 miles south-west) nearby, there’s older building stock in the area around Falmer as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you live in an older home near The Parish Church of St Lawrence, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Brighton Aldridge Community Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

When it isn’t the sealant
To be straight with you, some problems need a different trade:
- Masonry that needs repairing
- Broken panes
- Rotten sashes, sills or window boxes (a joiner’s job)
If in doubt, call 0345 464 0079 or email us and we will say what we think before booking.
Surfaces we seal
- Tenement windows
- Stone surrounds
- Sash and case windows
- Period & listed homes
- Brick reveals
- Timber door frames
Keeping the joints in good condition
Looking after new joints is easy:
- Go gently near the mastic when preparing windows
- Have rotten timber repaired before new mastic goes in
- Check with your local planning authority if your home is listed
- Leave the new mastic unpainted
Don’t run silicone over the new mastic. If anything cracks, get it looked at before trying a quick fix.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
What happens on the day
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours per window, depending on the condition of the joints, including the tidy-up. Somewhere like Falmer needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
Before we arrive
- Mention any parking rules near the property
- Keep pets and children clear of the area while we work
- Let us know if you’ve seen damp or leaks

Advice
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
