- Tired mastic found when preparing windows for paint
How we handle sand mastic in Hove
We renew sand mastic around sash windows and doors in stone and brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. If you are dealing with silicone on a period window that looks wrong and window mastic to renew ahead of painting, we can put it right.
Walls in Hove that face the prevailing wind take the most weather, so the mastic there tends to fail first. It’s worth looking at every frame, not just the one that leaks.
You are covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

Different surfaces, different methods
Timber door frames
Round a period front door, sand mastic gives the right look.
Stone surrounds
Stone openings are rarely perfectly straight, so the joint varies in width. Sand mastic is shaped by hand to suit.

DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
What we can’t put right
We’ll always be straight with you, so here’s what sealant can’t fix:
- Sashes that need overhauling
- Decisions on consent for listed homes
- Broken panes
If in doubt, ring 0345 464 0079 or email us and we will say what we think before booking.

Frames and glazing around Hove
Hove is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you live in an older home near Holy Trinity Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to Hove station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Aftercare tips
A little care helps the new joints last. Our advice:
- Sort the mastic before the decorators arrive
- Avoid patching sand mastic with silicone
- Ask us before painting near the mastic
- Find out about consent before window work on a listed home
Do not touch or press the mastic while it hardens. It skins over quickly but needs longer to fully harden.
Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.
When to call us in Hove
Some old mastic was never deep enough. Mastic that’s too thin cracks and drops out so we make sure the new mastic is the right thickness.
Signs it’s time to call us include:
- Window mastic to renew ahead of painting
- Draughts and rain around sash boxes
- Cracked mastic round a front door frame
- Failed mastic on an exposed elevation
Schools such as St Andrew's CofE (Aided) Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Common questions in Hove
Can you do sand mastic in Hove?
Yes. We work across London and the South East, and Hove is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job, and we’ll send you a clear quote.
Do you work for landlords with property near Hove station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can call 0345 464 0079 or email us with the details for a clear quote.
Is it possible to paint over sand mastic?
Traditional guidance is not to paint over sand mastic. If you’re redecorating the window, ask us first and we will advise.
What do you need from me for a quote?
Let us know what needs doing and where. We will ask anything else we need to know.
How long does sand mastic take to go off?
It takes a while. It skins first and hardens fully later, and we will tell you what to expect.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.
What happens on the day
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours per window, depending on the condition of the joints. In Hove, parking is rarely complicated, though it helps to know about driveways or restrictions, and mention if the work is upstairs, in a flat or high on the outside.
- Each surround is checked first.
- The joint is raked out and cleaned.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
Getting ready for the visit

Advice
What happens if it’s left?
Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic matches what was there and that can be important for listed homes. Black mould and gaps in sealant do not fix themselves, and in a busy home in Hove they get worse with every use. Now is the easy time to put it right.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
