Remedial Sealant in Brighton and Hove

How remedial sealant works in Brighton and Hove

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and remedial work carries our 12-month guarantee. Typical jobs include beads that never stuck properly and a second bead peeling off the first, across failed movement joints, expansion joints and mouldy bath & shower sealant.

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before we start. Most jobs take a few hours for most joints, depending on how much old sealant has to come out.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Where we work in Brighton and Hove

From Brighton, Hove and Carlton Hill to its smaller places, homes across Brighton and Hove have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in Brighton and Hove is planned around the forecast. Along the coast in Brighton and Hove, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.

Brighton: Letting a property close to London Road (Brighton) station? Then a joint that keeps failing is best fixed properly while the property is empty. Homes close to St Martin's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Landlord and commercial work in Brighton and Hove

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When something else is needed

Before booking, it’s worth knowing the limits too:

  • Failed tanking or loose tiles behind the sealant
  • Plumbing leaks behind walls or under trays
  • Older mastics that may need an asbestos check before removal

Signs you need remedial sealant

How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.

Keep an eye out for these signs:

  • Wide, uneven beads that look worse than the old ones
  • Torn expansion joints
  • Worktop sealant that has shrunk and split
  • Black mould underneath the bead

How the job changes by surface

Mouldy bath & shower sealant

Mould can sit behind the silicone, not just in it. Once it’s all removed, the joint is treated.

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.

Questions from Brighton and Hove

Can I choose the sealant colour?

Most of the time, yes. We will tell you which colours the right product comes in and agree one before we start.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

How long does the work take?

A little longer than a standard reseal. For most joints, it’s a few hours.

Can you remove sealant that is been put over old sealant?

Yes. We cut out all the layers and clean off the film, before resealing with a single bead.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply call 0345 464 0079 or drop us an email.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we will quote it together.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
