Remedial sealant in Brunswick

Remedial sealant for homes and businesses in Brunswick

Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. We are often asked to deal with floor or wall movement joints that have failed and caulk or the wrong sealant used in a wet area, across shrunken worktop sealant, botched or over-sealed joints and mouldy bath & shower sealant.

Smaller places like Brunswick still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: all the old material out, the joint cleaned and dried, then new sealant or grout.

Whatever the size of the job, you get the same one-year guarantee in Brunswick and across Brighton and Hove.

How the job changes by surface

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. We strip it, degrease the joint and reseal in a colour to suit.

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint, and then we reseal it neatly.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the amount of work. Parking around Brunswick is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

Getting ready for the visit

  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can

Advice

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Never fill a movement joint with mortar or grout
  • Keep an eye on the ceiling below the bathroom
  • Do not add new sealant on top of old
  • Check trays and worktops do not move

Keep an eye on the joint at first, especially if movement was the problem. If anything changes, just call 0345 464 0079 or send us an email.

Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

Common questions in Brunswick

Will you come out to Brunswick?

Yes, Brunswick is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you take on hotel work around Brunswick?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

My shower still leaks after a reseal. Can you sort it?

Yes. There’s generally a reason: sealant over sealant, movement or another leak, so we find that first.

Can you remove old sealant without damaging the bath?

Yes. Careful removal is most of a remedial job, especially on acrylic, enamel and uPVC.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Movement from fittings that are not supported
  • Plumbing leaks behind walls or under trays

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.

What we seal

  • Failed movement joints
  • Expansion joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints

Remedial sealant in Brunswick: local notes

Brunswick is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

In the older streets around St Stephen's Church, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Brighton station, botched sealant from a previous quick fix is easier to strip out between tenants. For site and facilities teams at buildings such as St Mary Magdalen Catholic Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why deal with it now?

DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. In an older home around Brunswick, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
