Remedial sealant & repairs in Westdene, Brighton and Hove
We cover Westdene for removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly.
- A second bead peeling off the first
- Torn expansion joints
- Sealant that came away because the surface wasn’t prepared
Signs you need remedial sealant in Westdene
Movement tears sealant that is not designed for it. Flexing baths, rocking trays and building movement joints split any bead that’s too stiff or too thin.
These are the problems we are asked about most:
- A second bead peeling off the first
- Dark patches showing through the sealant
- Worktop sealant that has shrunk and split
- A shower that leaks however often it’s resealed
Rented homes near Preston Park station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
Questions to ask before booking
- What product goes in the joint
- Which colour the sealant will be
- Who turns up on the day
- Is the old sealant removed completely?
About our remedial sealant in Westdene
Some sealant jobs aren’t a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all need stripping out before the joint can be done properly. If you have gaps opening along the back of the worktop and smears and lumps from a botched reseal, we can help, whatever the surface.
Around Westdene, you will mostly find houses and bungalows, some older and some much newer. Sealant and grout wear out here just as they do in a big town.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Leave it or put it right?
Hidden water does the most damage: wet floors, stained ceilings and swollen worktops. Dealing with the joint now is a small job by comparison. Homes in smaller places like Westdene can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

How to look after the new joints
A little care helps the new joints last. We recommend:
- Keep the room well ventilated
- Deal with small splits early
- Ask why a joint failed before redoing it
- Never fill a movement joint with mortar or grout
Keep an eye on the joint at first, particularly where the original failure was caused by movement. Should anything change, call 0345 464 0079 or drop us an email.
Don’t keep resealing the same joint. Have someone find out why, or the next bead will go the same way.
Different surfaces, different methods
Over-sealed & botched joints
Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and tell you about any damage we find.
Movement & expansion joints
Bonding on three sides is a common reason movement joints tear. Backing stops that, so the sealant grips the two sides only.
Your questions about remedial sealant in Westdene
Do you cover smaller places like Westdene?
Yes, Westdene is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Preston Park station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Do you do commercial work?
Yes, regularly. We can plan bigger jobs in stages.
Can you take off two layers of silicone?
Yes. Each layer is cut out and the residue cleaned off, then the joint is resealed once.
Does remedial work come with a guarantee?
Yes, with our 12-month guarantee. If we have pointed out another problem, getting it fixed helps the new joint last.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

When something else is needed
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Movement from fittings that are not supported
- Cracks in the fitting rather than the joint
- Older mastics that may need an asbestos check before removal
Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before you book.
Surfaces we seal
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Shrunken worktop sealant
- Failed movement joints
- Expansion joints
How it works
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes a few hours for most joints, depending on how much old sealant has to come out. Parking around Westdene is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- First we find out how and where the joint has failed.
- We strip the joint completely, removing any layers below.
- Next, any mould is treated and the joint dried.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- We tool the joint and tell you about anything else that needs attention.
How to prepare
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit
- Tell us if parking is tricky

Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Remedial sealant around Westdene
Westdene is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Westdene Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Church of the Ascension include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
