FAQs for Waterhall

Can you help a landlord with a rental near Preston Park station?

Yes, we work for landlords and agents. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Is Waterhall in your area for remedial sealant?

Yes. Our work covers London and the South East, and Waterhall is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing, and we will send you a clear quote.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or drop us an email.

My shower still leaks after a reseal. Can you sort it?

Yes. There’s normally a reason: sealant over sealant, movement or another leak, so we find that first.

Do you have insurance?

Yes. We’re fully insured for every job we do.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

What if resealing won’t fix my leak?

That is why we look for the cause first. If the fault is elsewhere, you’ll know before any work is done.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Remedial sealant for homes and businesses in Waterhall

Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. Only then can new sealant bond. If you’re dealing with wide, uneven beads that look worse than the old ones and dark patches showing through the sealant, we can put it right.

In a village or hamlet like Waterhall, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

A 12-month guarantee comes as standard.

Bathrooms and kitchens in Waterhall

Waterhall is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you look after a building such as Westdene Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as All Saints Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Preston Park station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Landlords, agents and businesses in Waterhall

We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

Aftercare tips

To keep the joints looking good and working properly:

  • Keep an eye on the ceiling below the bathroom
  • Don’t point over movement joints
  • Use a soft cloth, not a scourer, on silicone
  • Don’t wait for a small gap to become a leak

Don’t let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

How we quote for remedial sealant

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • The number of rooms or windows
  • Working hours on commercial sites
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • Any access issues, like height or stairs

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.

Honest limits

We will not take on work that won’t last, so these are the limits:

  • Cracks in the fitting rather than the joint
  • Sealant in an older building that needs testing for asbestos first
  • A bath, tray or worktop that moves until it’s properly fixed

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

Surfaces we seal

  • Failed movement joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

How the job changes by surface

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out so the new sealant starts clean.

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We will tell you what we find.

What happens on the day

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for a typical bath or shower, longer where several layers have been applied for a typical job. Somewhere as small as Waterhall, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

Getting ready for the visit

  • Tell us about any water getting in
  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
