Brighton and Hove Remedial Sealant
We cover Brighton and Hove for removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly.
- Sealant that came away because the surface wasn’t prepared
- Caulk or the wrong sealant used in a wet area
- Dark patches showing through the sealant
Remedial sealant for homes and businesses in Brighton and Hove
The wrong product in the wrong joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. If you have repeat leaks from the same joint and torn expansion joints, we can help, on botched or over-sealed joints, shrunken worktop sealant and leaking tray & enclosure joints alike.
Brighton and Hove mixes older houses with estates built more recently, and bathrooms range from decades-old suites to brand-new ones. Whatever their age, sealant and grout tend to go before anything else.

When something else is needed
We won’t take on work that won’t last, so these are the limits:
- Plumbing leaks behind walls or under trays
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- A tray or bath that is cracked
If you are not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.
Surfaces we seal
- Leaking tray & enclosure joints
- Shrunken worktop sealant
- Expansion joints
- Botched or over-sealed joints
- Failed movement joints
- Mouldy bath & shower sealant
What we do, step by step
On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before we start. The work normally takes a few hours, depending on how many layers have to come out. In Brighton and Hove, parking is rarely complicated, though it helps to know about driveways or restrictions, and mention if the work is upstairs, in a flat or high on the outside.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Getting ready for the visit
- Mention any tricky access
- Mention any sign-in or site rules at work premises
- Mention if the joints have been sealed before

Your questions about remedial sealant in Brighton and Hove
Do you cover Brighton and Hove for remedial sealant?
Yes. We work across London and the South East, and Brighton and Hove is part of that. Just phone 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear quote.
Do you work in hotels near Brighton and Hove?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
How long does remedial resealing take?
That depends on how many layers there are and how many joints. You will have a timescale before any work begins.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
What happens if the problem is the tray or the plumbing?
That’s why we look for the cause first. If we find the leak is elsewhere, we tell you before going further.
Where is Mr Mastic based?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
What happens if it’s left?
Adding more sealant is the usual quick fix, and it rarely works. It cannot bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Black mould and gaps in sealant don’t fix themselves, and in a busy home in Brighton and Hove they get worse with every use. Now is the easy time to put it right.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Common problems we fix in Brighton and Hove
Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.
The most common problems we see are:
- A second bead peeling off the first
- Leaks that keep coming back after resealing
- Dark patches showing through the sealant
- Sealant that came away because the surface wasn’t prepared
For an older house near a landmark such as Holy Cross Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Questions to ask before booking
- Which colour the sealant will be
- The length of the guarantee
- How hidden problems are handled
- Whether all the old sealant comes out first
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Deal with small splits early
- Never seal over old silicone
- Ask why a joint failed before redoing it
- Keep an eye on the ceiling below the bathroom
Watch the joint over the first few weeks, particularly where the original failure was caused by movement. If anything changes, just call 0345 464 0079 or drop us an email.
A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.
What remedial sealant looks like in Brighton and Hove
Brighton and Hove is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. There are hotels and other places to stay in and around Brighton and Hove. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
If you look after a building such as West Hove Infant School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Aldrington station, botched sealant from a previous quick fix is easier to strip out between tenants.

How we quote for remedial sealant
Every job gets its own quote. These are the things that affect it:
- Which sealant suits the joint
- The size of the job
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.
What we need to know
To make quoting easier, let us know:
- Where the job is, and your postcode
- If it’s domestic, commercial or a hotel
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand.
