How external mastic works in Brighton and Hove
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. We work on brickwork movement joints, façade panels and render & cladding joints, and people most often call us about joints with sealant missing in places and damp patches traced to an open external joint.
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours to a few days, depending on the length of joint and the access.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.

Around Brighton
Around Brighton, our work takes us to homes and buildings near Fairlight Primary School, St Martin's Church and Park Crescent pub. Nearby too are Brighton Hove and Sussex Sixth Form College (0.9 miles west), Academy of Creative Training (0.9 miles south) and William Clarke Park (under half a mile east). There’s a railway station in Brighton itself: London Road (Brighton) station. Other landmarks nearby include Brighton General Hospital (0.7 miles east) and Old Police Cells Museum (1 mile south-west). Open spaces near Brighton include Newmarket Hill and Whitehawk Hill.
Outside joints across Brighton and Hove
Our external mastic work across Brighton and Hove covers homes, blocks and business premises, from Brighton, Hove and Carlton Hill to the quieter places in between. Outside joints can only be sealed when they’re dry, so the work is planned around the weather.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across Brighton and Hove is planned around the weather. Parts of Brighton and Hove are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.
Brighton: For landlords with property near London Road (Brighton) station, split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as Fairlight Primary School, larger buildings have long runs of movement joint that eventually need resealing.
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Damp that isn’t coming from the joint
- Render that is blown, hollow or coming away
- Cracking across the wall rather than at a joint
What happens if it’s left?
A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it.
What your quote should include
- Who turns up on the day
- What the cure time is
- Whether all the old sealant comes out first
- Whether VAT is included
Different surfaces, different methods
Cladding and façade panels
If the façade has a specified sealant, that’s what we use. Send us any details you have about the façade.
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.
Landlord and commercial work in Brighton and Hove
We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Fix overflowing gutters above sealed joints
- Keep soil, plants and ivy away from the joints
- Ask before painting over external sealant
- Show decorators and builders where the movement joints are
Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants are not designed to be painted.
Once a joint can’t move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.
Questions from Brighton and Hove
What is backing rod for?
We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding.
Is there any odour?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Can you match the colour of my brickwork?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so the joint doesn’t draw the eye.
Can you reach joints on upper floors?
Each building is different. Tell us the height, the number of joints and what’s below them and we’ll confirm how they can be reached safely.
Can you do several jobs on one visit?
Yes. More than one area can go on one quote.
What’s an expansion joint in brickwork?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
