External mastic in Kemptown

About our external mastic in Kemptown

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. Typical jobs include sealant that has lost its bond to the brick or render and movement joints with cracked, split or missing sealant, across façade panels, copings & trims and brickwork movement joints.

Homes around Kemptown range from older cottages to newer houses, with walls and rooflines of every type. Older gutters and trims need their joints resealed; newer brick and render need their movement joints kept sound.

Each job carries a 12-month guarantee, whatever its size.

What we do, step by step

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to several days, depending on the building. In a smaller place like Kemptown, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints

Advice

Your questions about external mastic in Kemptown

Do you cover smaller places like Kemptown?

Yes, Kemptown is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does the coastal weather in Kemptown affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Where are you based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

How long does external mastic last?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and reseal when it splits.

How long does the job take?

It depends on the size of the job, but most jobs take anything from a few hours to several days, depending on the building. We will tell you when we quote.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

Honest limits

To be straight with you, some problems need a different trade:

  • Movement that’s more than a sealant joint can take
  • Loose or hollow render, which needs re-rendering
  • Cracks in the bricks or render themselves, away from the joints

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.

Surfaces we seal

  • Façade panels
  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints
  • Joints between brick and frames
  • Concrete & block

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Do you need external mastic in Kemptown?

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.

The most common problems we see are:

  • Old sealant gone brittle and cracked
  • Sealant that has lost its bond to the brick or render
  • Brick movement joints where the sealant has split
  • Leaking joints around cladding and façade panels

Letting a property close to Brighton station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

What your quote should include

  • Whether they seal over old material or remove it
  • How hidden problems are handled
  • What product goes in the joint
  • What the cure time is

10 questions to ask before booking

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Check the sealant is paintable before painting near it
  • Never let anyone fill a movement joint with mortar
  • Look over the joints every year, ideally after winter
  • Avoid pressure-washing directly into sealant joints

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

External mastic in Kemptown: local notes

Kemptown is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For an older house near a landmark such as St George's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Why it’s worth doing now in Kemptown

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. In a smaller place like Kemptown, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
