External mastic near Hove

How we handle external mastic in Hove

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. We’re often asked to deal with weeds or debris growing in open joints and cracked joints where brick meets render or frames, on façade panels, copings & trims and render & cladding joints.

Plenty of homes in a town like Hove have been extended, and the joint where new wall meets old is a classic place for water to get in. Sealing it properly means the right joint depth and a flexible sealant, not a quick bead.

Every job comes with our 12-month guarantee, wherever you are in Brighton and Hove.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Keep movement joints as flexible joints, not mortar
  • Ask before painting over external sealant
  • Fix overflowing gutters above sealed joints
  • Clear growth from the base of walls and joints

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. A visit in Hove needs access to the work and a place to park close by. For outside work, let us know about side access, gates and any upper-floor joints.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children

External mastic in Hove: local notes

Hove is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. With historic houses such as Preston Manor & Gardens (about 1.3 miles north-east) nearby, there’s older building stock in the area around Hove as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Homes close to Holy Trinity Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. Managing a site like St Andrew's CofE (Aided) Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Hove station, outside joints that have cracked can let damp into a rental, so check them between lets.

Hove questions

Is Hove in your area for external mastic?

Yes. We work across London and the South East, and Hove is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing, and we will give you a clear price.

Does living near the coast affect external mastic in Hove?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Is the work guaranteed?

Yes. Every job comes with a 12-month guarantee.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Why is there a gap in my brick wall?

It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you when we finish.

Do you work for letting agents?

Yes, regularly. Several properties can go on one quote.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

How the job changes by surface

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap.

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Adding movement joints to masonry that has none
  • Cracked brickwork or render that needs a builder or plasterer
  • Structural movement, which needs a surveyor or engineer

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.
