Aldrington External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for homes and businesses in Aldrington and across Brighton and Hove. Fully insured, ARBOMaster approved and guaranteed for a year.
- Cracked joints where brick meets render or frames
- Failed sealant between panels on a façade
- Hard, crazed mastic that has stopped moving
External mastic in Aldrington, done properly
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render so the joint doesn’t stand out. If you’re dealing with cracked joints where brick meets render or frames and plants rooting in failed movement joints, we can put it right, on façade panels, copings & trims and joints between brick and frames alike.
Outbuildings, garages and conservatories around homes in places like Aldrington add more joints to look after. Leaks normally start at a gutter end, a garage door frame or where an extension meets the house.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Different surfaces, different methods
Copings and trims
A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
Render joints
Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and protects the render itself.
Quotes for external mastic in Aldrington
The price is agreed before any work begins. It takes into account:
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
- How much there is to do
- The product the joint needs
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
Helping us quote
What to tell us when you ask for a quote:
- What the problem is, such as mould, gaps, leaks or cracking
- A few pictures by email, if you can
- Whether it’s a home or a business
- Roughly how big the job is
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Show decorators and builders where the movement joints are
- Keep high-pressure jets off the joints
- Check the sealant is paintable before painting near it
- Walk round the building once a year and look at the joints
Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.
Outside joints around Aldrington
Aldrington is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. With historic houses such as Portslade Manor (about 1.4 miles north-west) nearby, there’s older building stock in the area around Aldrington as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
For site and facilities teams at buildings such as Hove Junior School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Portslade station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. If you live in an older home near St Philip's Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Your questions about external mastic in Aldrington
Do you work for landlords with property near Portslade station?
Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or email us with the details for a clear quote.
Is external mastic in a coastal place like Aldrington any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.
Where do you work from?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Is it OK to fill a movement joint with cement?
No. Cement or mortar can’t stretch and the joint fails. If it has already been filled, we can normally cut it out and reseal it.
Do I need to be at home?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
When will the joints need doing again?
It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges and have them redone then.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
What we do, step by step
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It generally takes a few hours to a few days, depending on the length of joint and the access. A visit to Aldrington is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- First we look over the joints with you, agree which to renew and talk through access.
- Old sealant and any debris are cut and raked out.
- We clean both faces of the joint and prime them where the product calls for it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Getting ready for the visit
- Clear the area around the work
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky

Other services in Aldrington
For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
What happens if it’s left?
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way, and access only has to be arranged once. In a smaller place like Aldrington, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Why us?
- Anti-fungal silicone where joints get wet
- We never seal over old sealant
- White, clear, grey or another colour, product permitting
- Colour picked to suit the job
