Questions from Brighton

Do you work for landlords with property near London Road (Brighton) station?

Yes, we work for landlords and agents. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.

Does living near the coast affect external mastic in Brighton?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

What should I tell you?

A short description and the location. We will ask anything else we need to know.

What does external mastic cost?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Do you use backing rod?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

Why is there a gap in my brick wall?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

External mastic for homes and businesses in Brighton

A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. If you’re dealing with weeds or debris growing in open joints and movement joints with cracked, split or missing sealant, we can put it right, on concrete & block, copings & trims and brickwork movement joints alike.

In a large town like Brighton, plenty of buildings are rented or managed, and outside joints are easy to forget. The first sign is usually a dripping gutter end or a stain below a failed joint.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

How the visit works

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours to a few days, depending on the length of joint and the access in most cases. Where a business in Brighton needs to stay open, out-of-hours working can be arranged, while home visits are arranged within our normal working hours, Monday to Saturday.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property
  • Tell us about any water getting in

Brighton buildings and the weather

Brighton is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For site and facilities teams at buildings such as Fairlight Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you live in an older home near St Martin's Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Letting a property close to London Road (Brighton) station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Leave it or put it right?

Sealing over the top of old mastic doesn’t hold for long. New sealant does not bond well to old, weathered sealant, so we always take the old sealant out. In a busy place like Brighton, a failed joint in a flat or office can send water into the space below, where it’s often found late and is bigger to put right.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Damp that isn’t coming from the joint
  • Subsidence or other structural problems

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

What we seal

  • Façade panels
  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames
  • Concrete & block
  • Render & cladding joints

Surface by surface

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Concrete and blockwork

Big joints in concrete need careful depth control. Backing rod sized to the joint sets it and keep the sealant to the right depth.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Walk round the building once a year and look at the joints
  • Show decorators and builders where the movement joints are
  • Leave the joints unpainted unless we have said otherwise
  • Wash walls gently around the sealant

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
