Bathroom resealing in Bevendean, done properly

A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you ring 0345 464 0079 or send us an email, and we’ll give you a clear quote before any work starts. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and common reasons people get in touch are water getting behind the bath panel and a bead that has pulled away from the tiles.

Around Bevendean, you will mostly find houses and bungalows, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

Your job is guaranteed for a year, as with all our work.

The process

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Parking around Bevendean is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Mention any parking rules near the property
  • Clear items away from the joints we’re working on

Aftercare tips

A little care helps the new joints last. We recommend:

  • Dry worktop joints after washing up
  • Look for lifting corners and small gaps now and then
  • Stick to a soft cloth and a mild cleaner
  • Dry the bead with a towel now and then

In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it. Catching it early keeps it a simple reseal.

Your questions about bathroom resealing in Bevendean

Do you work for landlords with property near Moulsecoomb station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

Is Bevendean within the area you cover?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

What information do you need?

Tell us what needs doing and where, plus photos if you have them. We’ll ask anything else we need to know.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Why it’s worth doing now in Bevendean

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is usually all it takes, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. Around Bevendean, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Honest limits

We will always be straight with you, so here’s what new sealant won’t do:

  • Tiles that have come away from the wall
  • Failed grout lines across the wall
  • Water coming from the plumbing rather than the joint

If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Wet rooms
  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units

Surface by surface

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and tell you if it needs re-bedding first.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.

Bathroom resealing in Bevendean: local notes

Bevendean is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For site and facilities teams at buildings such as Bevendean Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Holy Nativity Community Project include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What we are called out for in Bevendean

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

People usually contact us after spotting one of these:

  • Black spots spreading through the bead
  • Shrunken sealant along the back of a worktop
  • A joint torn by a bath that flexes
  • Damp behind the bath or under the tray

For landlords with property near Moulsecoomb station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
